At CAM & Associates we know that your investment whether it be a rental unit or a purchase in an HOA is of utmost importance to you. After all, it’s our investment too! Since the late 1990's our professional and friendly team has been matching the right people with the right properties, and we want to do the same for you. We make it a point to be involved and stay involved through all the stages of management of your investment.   • How do I pay my rent?

    Log into your online portal to pay your rent. If you are not yet registered, please create an account here!


    You can also mail a check to 3597 E Monarch Sky Lane, Suite 240, Meridian, ID 83646.

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
  • I'm looking for a property manager. How can I learn more?

  • How do I submit a design/addition request?

    1. Login to your online portal and click on the Submit a design request tab, then click submit design request. 
    2. Enter a detailed description of the work being done and attach all plans, designs, permits along with setbacks and location diagrams.

HOA SERVICES


  • Full Bookkeeping with a monthly financial board packet.
  • Maintenance of Corporate Documents including ownership records
  • File annual reports with Idaho Secretary of State and Income Tax Return
  • Collection of Assessments/Billing Statements
  • Process Payments,set-up payment plans, using the online homeowner Portal
  • Communicate with 3rd party collection agencies and attorneys regarding delinquent accounts

Vendor Management

  • Manage Clubhouse Reservations and Pool access system
  • Work with title companies to assure ownership is properly transferred
  • Prepare operating budgets, assist with reserve studies, provide investment guidance if needed
  • Work together with the Board of Directors and 
  • Committees to ensure they are following governing documents and Idaho Statutes.
  • Prepare and host Annual Meetings
  • Prepare Meeting Minutes if needed.
  • Solicit and collect bids for maintenance contracts


  • Send violation letters in accordance with the CCR’s and provide monthly inspection report to the 
  • Board and assistance with scheduling hearings
  • Respond to homeowner complaints and address common area maintenance issues
  • Process ARC requests
  • Generate welcome letters/packets to all new homeowners
  • Preparation and distribution of a quarterly newsletter, important notifications, and/or broadcast emails
